- Buying or selling a home? I can help. With some up-front planning, purchasing a home isn’t that hard, but the event can be stressful for many people. I like to give buyers an overview of the entire deal so they’ll understand exactly what to expect. These are my nine steps to buying a home.
Buyers
Step 1 – Prepare to purchaseThere are a lot of things you need to take into account before beginning your home search. When you begin your search, you’ll probably want to form an index of features you want to have, get a feel for what school districts and neighborhoods you want to live in, and begin working on your budget. Keeping your mortgage payment less than 30 percent of your monthly income is a good principle to follow.

Step 2 – Get with a real estate agent in TucsonThis is where I comes in. I’d love to set up a time to meet with you and communicate with you about your real estate needs and get an idea of your upcoming plans. We’ll discuss neighborhoods, schools in the Tucson area, the mortgage industry, and any additional economic factors that may affect your purchase today or in the future.I can also help you start the loan process. There are some great mortgage professionals in Tucson, and I work with a lot of them, so you’re in great hands. They can assist you with determining which type of loan is best for you and help you get approved.
Step 3 – Begin looking for a homeAfter our first meeting, I’ll start finding available houses on the market that are good for you. I’ll get a sneak peek of most of the homes and remove the bad ones, and then we’ll book appointments to tour the houses at a time that’s convenient for you.As we tour the houses, I’ll identify positive features, as well as bad ones. I’ll even ask you about things you like and dislike. For the most part, buyers amend their must-have list as we view houses and some things become more important than others. If that’s the case, I’ll look through all the listings again and trim it down to the home you’ve been waiting for.
Step 4 – Understand the housing marketYour agent’s awareness of the Tucson housing market is an imperative agent in your house search. And I can assure you I’m mindful of all the schools and neighborhoods, and I can communicate certain neighborhoods are “hot” and call for prompt action and some that are “cold” and allow for more examination.When we view homes, I’ll make sure to communicate when the list price has room for negotiation and when I believe the home is “priced to sell.” Any REALTOR® will claim to know the housing market, but be on guard, and be sure to ask lots of questions. Step 5 – Find your dream homeI’m sure we’ll find the house of your dreams in Tucson. When we do, I’ll carefully develop your home purchase offer. The offer will be tailored keeping your needs in mind, including many contingencies, such as acquiring financing, finishing the home inspection, and a clean title.When we send in your offer, you’ll need to present “earnest money.” This is a cash deposit given to a seller to secure an offer to purchase the property and is usually put towards the cost of closing. If the offer is accepted, we should close within 30 to 60 days after. This allows necessary time for your mortgage financing.
Step 6 – Negotiate the dealUnfortunately most contracts aren’t closed on the initial offer – it’s pretty common to receive a counter offer. But don’t let it intimidate you. We’ll talk over whether or not to agree to the counter offer, submit our own counter offer, or reject the seller’s offer and move on.The state of the market determines how aggressively we negotiate the deal. We’ll also work within your financing budget. And at the end of the day, we’ll compose a contract that’s best for you.

Step 7 – Get your loanUpon finalizing the deal, you’ll begin working with your lender to close the loan. This won’t take long at all if you’re already pre-approved, but you need to keep in close contact with your mortgage lender. And I’ll take care of all the property information your mortgage lender will need to close the loan.
Step 8 – Close the deal You’ll get a Good Faith Estimate (GFE) of closing costs from your mortgage lender within three days of receiving your loan application. This estimate depends on the loan amount. RESPA requirements order that it has to involve all closing costs and fall within a precise range of accuracy, and I’ll go over the estimate and let you know if it all looks adequate.Then it’s time to close on your home. This will most often occur at a title company or escrow office and will most often be a smooth and easygoing event.
